The Overwater Private Island Butler Villa with Infinity Pool (room code OWV) is one of just five villas set right over the water, off the resort’s private island in Montego Bay. Reached by a short private boat ride, each villa has its own infinity pool and Jacuzzi on a spacious deck, plus glass floor panels that let you watch the marine life below, day or night. Inside the villa, there are plenty of windows to enjoy the 360-degree ocean view, not to mention butler service, 24-hour in-room dining, and private BMW airport transfers are all included. Our Firsthand Review of the Overwater Villa at Sandals Royal Caribbean, Now Sandals Caribbean Cay
With nearly 30 years working in the travel industry, Matt has seen it all and knows what to look for in an all-inclusive resort. He doesn’t hold back when writing reviews of the rooms he stays in (and he has stayed in a lot of them!). All so he can best advise his clients to help make their trips memorable. The walkthrough video above is from one of his stay in the OWV room at Sandals Royal Caribbean (Now Sandals Caribbean Cay). The review below is his honest take on this luxury overwater suite.
What is this trip like, starting at the airport?
Matt G: When you show up at the airport, there’s a lounge for you. You may have purchased or arranged with us what’s called Club MoBay, which is one of the lounges. If you have a Club MoBay reservation, they’ll meet and greet you, walk you through customs and make sure you get in just fine, and get you to your private transfer to the resort, which is only about 5 to 10 minutes away. If you don’t have Club MoBay, there’s a very nice Sandals Lounge in the airport, and they’ll tell you when your driver will be there. It’s easy to find, you can ask anybody and they’ll point it out. You come through, collect your luggage, take a few more steps, and you’ll see the Sandals Lounge. It’s very nice, and they have drinks there too.
And with this villa, you do get a private BMW transfer to and from the resort. It’s very nice to start your vacation with a short luxury ride, feels very classy, I did at least.
This villa is on a private island. How do you get out there?
Matt G: Once you arrive at Sandals Royal Caribbean and check in at the lobby, you’re met by a butler who takes you out to the dock. From there you board one of two boats for the short ride over: either the dragon boat, which is a covered, motorized captain’s boat, I call it the dragon boat because it looks like a dragon, or the Royal Duffy, which is a little more modern. That’s how you get to the island, and it’s Jamaica’s only private island, and then you’re shown over to your overwater villa. They handle all your luggage for you so you don’t have to worry about carrying all your stuff, it’s just a nice walk and short boat ride.
How many villas are there?
Matt G: There are only five, and they come with an infinity pool, which is what really separates them from the Overwater Bungalows. Some are Overwater Villas some are Overwater Bungalows, the bungalows don’t have the pools, but they are in the heart section you see in all the famous pictures. They all face a reef and a breaker, so you’re right in the water. It’s a beautiful view, no two ways about it.
When you first walk in, what does the villa look like?
Matt G: When you enter, you immediately see a striking view straight through the villa, because you’re looking down a small hallway that takes you to windows and a glass panel door, so that’s beautiful right away. At the end of that little hallway there’s a dining area with a table and chairs, a latte machine, and a fridge stocked with drinks of your choice and premium liquor. There was also a beautiful snack tray when we got there, with cheeses, meats, and crackers, some yummy things, along with a nice bottle of chilled champagne.
Tell me about the main area.
Matt G: When you turn right, you’re looking into the rest of the villa. On your right side is a king-size bed facing a seating area with some chairs, and on one wall there’s a large flat-screen TV. The view is spectacular, because that king-size bed and seating area face the view of the Caribbean, and it’s just all windows and doors that either slide or fold open. And at the end of the bed, on the floor where you walk down between those areas, there’s a long glass panel, a viewing window where you can see all the fish and marine life below the villa. Now get this: there’s a light switch, so at night you can turn on that light and it attracts all the fish underneath the glass. One night I saw this huge ray just sweep underneath the villa, and there were a number of large puffer fish and all kinds of tropical fish. It was the best aquarium you can imagine, because it’s the ocean.
Is there anything else in the main room?
Matt G: Yeah, so around that window in the floor is tile, but the rest of the villa has beautiful hardwood floors. The seating area has two very comfortable chairs overlooking the deck and the ocean. Beyond the floor window, at the other end, there’s a writing desk, and you can look right out to the ocean there as well. The room is very light and airy.
What else makes it worth the price?
Matt G: Sounds weird but the bathroom area is pretty amazing you feel like you’re in a spa and it all leads in and out to the deck. First of all, you’ve got a very large modern tub, and then there’s an entire shower area that’s beautifully tiled. Behind the tub there are doors that lead to the outside deck, and there’s a door behind the shower area that leads to the deck too. There’s also another shower outside, so if you’re swimming or snorkeling, you can climb up onto the deck, which has nice stairs leading up from the water, take a shower out there, come in and get dressed or get washed up with more privacy, you know. Sandals always stocks the bathrooms with Red Lane Spa shampoos, conditioners, body washes, and lotions. There are two separate sinks, one for each of you, with plenty of room for your personal items, and a large closet for your clothes, shoes, and suitcases. It’s better than my bathroom at home by far, haha.
Matt G: Also the deck is another thing that makes the villa special. It runs the entire length of the villa, on the ocean side. You’ve got your own infinity pool, a Jacuzzi, and a floating water hammock, plus chairs and lounges on a separate level, and an outdoor shower. It was luxurious. There’s a smaller lower deck where the lounge chairs are, with stairs and access to the water. Every room has a view and a door leading to the deck, there are four entrances and exits out there, including from the shower.
The one complaint we had was that the floor of the deck in the villa we were in needed to be refinished or replaced. That’s since been resolved, but for a pretty sad reason. Hurricane Melissa in 2025 damaged the villas, so they’re being refurbished and will reopen in December of 2026. Good news is, if you’re reading this now you’re basically going to be in a brand new room at a brand new resort, I mean, it’s not brand new obviously it’s the same resort but it’s being remodeled, refurbished, and renamed, I’m sure it’s going to be one of the best if not the best resort in Jamaica when it reopens.
Are the overwater villas at Sandals Caribbean Cay private?
Matt G: Heh, yeah. The villas are far enough apart to definitely feel private and secluded. There’s a sort of half wall on the other side of your infinity pool and shower area, and you just feel like you’re in your own little paradise. I should point out that, very rarely, a small fishing boat or Sandals personnel might come by on the water near the villa, but it’s not too often, usually only if they have maintenance or inspections to do, and we were there a while, so that’s just what we noticed. Really not an issue though.
What’s it like having a butler in the Sandals Caribbean Cay overwater villa?
Matt G: We had two butlers, and they were excellent. If you’ve never had a butler before, you can use them as little or as much as you want. They’ll bring your meals, they’ll help you get a table at one of the restaurants, they’re there to serve, and they’re professional and fun, just good people. In our case we had one male and one female, and they traded off on shifts. They didn’t even want my wife to make her own latte, because they enjoyed coming in and doing it, and they knew how to use the machine quite well. It seems weird to a lot of our clients that haven’t had butlers before, but it really doesn’t feel weird, in my experience they love their jobs and they’re people-people. They are easy to talk to and fun and joke around with you and have good energy, but they also pick up on your vibe and know when to be out of your way too. We take good care of our butlers, meaning we tip them on the way out, but you don’t tip any of the other resort staff so just something to keep in mind, it’s worth it and they deserve it.
Since we were celebrating a big birthday for her, my wife, lo and behold, one evening a cake appeared for us to celebrate. We also had breakfast at the villa one morning when the weather was a bit windy and rainy and we didn’t want to go out. So the butler brought the table into the main room and set it up right in front of the sliding glass windows, so we could enjoy the view while we ate. Likewise, if you go during the rainy season, it’s going to rain off and on, so if it’s one of those evenings you can have your dinner delivered by your butler rather than getting wet walking to the restaurants and back. You have a giant villa with views, why not bring the restaurant to you.
What’s the staff like at Sandals Caribbean Cay?
Matt G: Given that we’re in the travel business, we’ve stayed at a lot of all-inclusive resorts in Mexico and the Caribbean. This is an older resort, so I didn’t quite know what to expect, it was my first time staying there, and I was really impressed, I truly mean that. We met the general manager and some of the other management, but the bottom line is that all of the staff were happy, they had a good work ethic, and they were just fun to be with. So much fun, in fact, that one time we came back to our villa, after the boat docked and we walked through the security checkpoint, there was a gentleman with an electric guitar singing and playing, and he eventually had us join in and sing along with him. He was amazing. I understand he does some shows in town, and he was a lot of fun.
What’s the main resort like, outside of the private island?
Matt G: At Sandals Royal Caribbean itself, or Caribbean Cay I guess it is now, the main resort has a very long pool overlooking the Caribbean, and the newly remodeled pool is going to be even larger, with breathtaking views from the pool area. The resort has eight pools and six whirlpools. The beach is nice, but one thing to note is that it’s not a long, walking beach. It’s big enough, but it’s not one of those you can walk for a long way, like some other resorts, Sandals South Coast, for example, where the beach is a couple of miles long. This resort feels more intimate. It’s not as large as the other Sandals we’ve been to, but it has character and it’s charming in a lot of ways, with beautiful flowers, beautiful pools, and, like I said, a very warm and welcoming staff. The newly updated resort is going to look very similar to the newer Sandals Dunn’s River resort, which we’ve stayed at, and it’s super nice.
Right next door is another resort, Sandals Montego Bay, and it’s worth pointing out that you can visit it anytime and enjoy their entertainment, restaurants, and beach, because it’s a Sandals resort as well. It’s about 10 minutes away, and there’s a shuttle that will happily take you back and forth, usually on a schedule, so that’s a lot of fun for a day if you want to do something different.
What are the best restaurants at Sandals Caribbean Cay?
Matt G: There are nine restaurants, and you can get anything from jerk chicken at The Jerk Shack to Italian or wonderful seafood. One of my favorites was Bombay. Now, if you know me, you know I’m not an Indian food lover by any means, but Bombay was fantastic. I could pick through the menu and find things I really enjoyed, you can order two of something if you want, some all inclusive resorts have really small portions that isn’t my experience at Sandals at all, but you can always order more they don’t bat an eye at it, no awkwardness they happily bring it right out. The food was high quality, no two ways about it. It blows some of the other all inclusive brands out of the water, they care about food quality at Sandals. My wife enjoyed the Blum coffee shop, which was one of her favorite morning stops for a latte, and sometimes in the evening after dinner too. They’re also adding several new restaurants, and one is called Suppa, with a Jamaican flair, so that’ll be fun to try.
Throughout the resort there are several bars, including two swim-up bars. Plus the resort offers a British afternoon tea every day of the week.
Is the private island getting a new beach club?
Matt G: Yes, the updated private island will have a new Caribbean food restaurant called Parisol Beach Club. I haven’t seen the details yet, but we’ll update this review once we’ve had a chance to experience it.
What watersports are available?
Matt G: The resort has watersports that include Hobie cats, so if you know how to sail, you can head out on the other side of the reef, and if you don’t, they’ll teach you. There’s also snorkeling, kayaking, paddle boards, and free scuba for certified divers, there’s a ton to do.
What off-resort excursions are worth doing near Sandals Caribbean Cay?
Matt G: A lot of people like to get off the resort and explore, and I’ll tell you, some of the best exploration trips on a resort vacation are the ones where you’re actually doing or experiencing something. Some of the ones we recommend are the dolphin swim and the catamaran cruises, where you can snorkel around Montego Bay. Cinnamon Hill Golf Course isn’t too far away, it’s an excellent course. There are ATVs, a zip line, and a horseback riding excursion, plus bamboo river rafting. If you want something truly unique, there’s the Luminous Lagoon experience, no kidding, it glows at night. The famous Dunn’s River Falls is about an hour and a half away, and you can get there by catamaran cruise or by car. I realize you might not want to sit in a vehicle that long, but it’s a great off-resort treat and you can spend quite a bit of time there. We’ve been to Dunn’s River Falls, and it’s not to be missed. There’s also a historical rum tour if you like rum, and a Jamaica shopping experience if you want souvenirs. All of these off-resort excursions are handled by Island Routes, and we’ve got to tip our hat to those guys, we’ve had some wonderful, remarkable trips with them that we’ll never forget, and they’re a great bunch of people.
Overwater villa vs. overwater bungalow at Caribbean Cay: what’s the difference?
Matt G: There are Overwater Bungalows on the same walkway as the villas. You walk a little further down toward the shore, and you’ll see the walkway is shaped like a giant heart, with overwater bungalows all the way around it, which is pretty special. The bungalows are a more affordable option than the villas, and there’s a reason for that. For one, the Overwater Bungalows don’t have the infinity pools, and they’re smaller than the Overwater Villas. The views differ too. Because the bungalows are placed around that heart-shaped walkway, some of them face the shore rather than straight out toward the ocean. You still have quite a bit of water around you, and it’s quite beautiful at night with all the lights shining off the water. From a romance standpoint, either one would fit the bill. It really depends on which bungalow you’re assigned as to what your view will be, but we can help you request one with the view you want, we can get the request to the right people. The Overwater Villas, on the other hand, all face the ocean.
Do the overwater bungalows still have a glass floor to watch the fish?
Matt G: Yes, the bungalows have the glass viewing window in the floor too, so you can still watch the fish all day and at night. Their decks are a bit smaller, though, and the bungalow itself is a little smaller than the villa.
What was the best part of staying at the Caribbean Cay Resort, and would you go back?
Matt G: Would I go back? Absolutely, there’s no question. There were a number of memorable favorites. First and foremost was the overwater villa itself. Let’s face it, it was a splurge, a milestone birthday gift, and it was well worth it. I liked everything about it. I loved the private island, and the restaurants. I was surprised and delighted to see Diana the parrot on a walk through the sand. She was often taken out for walks or a photo. Our butlers were top notch. And I can’t say it enough, the people, the staff, and the entertainment were wonderful. There was a family there that carved souvenirs, turtles, fish, elephants, all kinds of carvings. I actually bought a hand-carved elephant, and the carver pulled out his phone and showed us the rich red cedar tree that had fallen and the carvings he made from it. Definitely good people.
I would definitely go back, no question about it, especially if this villa was available and I had a special occasion to celebrate, a wedding, a honeymoon, a birthday, or an anniversary. Even to kick off a retirement. I could live in that villa, I’m not kidding. I didn’t get the square footage, but they’re very spacious, and you just feel like you want to sink in. So yes, it was quite a trip, and I would go back.
