How much do overwater bungalows cost?
Worldwide, overwater bungalows run anywhere from a few hundred dollars a night at basic properties in Southeast Asia to five figures a night in Bora Bora or the Maldives, and that’s before you’ve bought a single meal or endured a 20-hour flight. What our data covers is the Caribbean, and specifically the all-inclusive overwater bungalows and villas at Sandals Resorts, where meals, drinks, and airport transfers are already in the price. That’s important to remember when you’re looking at overwater bungalow pricing. Sandals overwater bungalows are all-inclusive, not all brands are.
I’m writing this in August, so if you’re reading this later, reach out to us and we can pull the most recent availability and pricing. Here’s what our most recent quotes show, per couple, per night.* All prices shown on this page originated from Sandals.com.
- Sandals South Coast, Jamaica: over the water bungalows range from about $3,410 per night in the low season to about $3,835 at the peak.
- Sandals Saint Vincent and the Grenadines: the two-story overwater villas from about $3,160 to about $3,835 per night, if you can find availability (I’ll get to that).
- Sandals Caribbean Cay, Jamaica: the overwater bungalows on Caribbean Cay, the resort’s private island range from about $3,780 to $4,165 a night.
- The larger overwater villas with private infinity pools sit at the top of the entire Sandals lineup, running roughly $5,425 to $5,810 a night.
- Sandals Grande St. Lucian, St. Lucia: overwater bungalows run from $4,195 to $4,405 a night and have the steadiest pricing of the four resorts.

For a typical stay, that puts most overwater bookings somewhere between $13,000 and $18,000 per couple for four nights, all-inclusive, before airfare. These are the most expensive rooms Sandals sells, and beyond the hype, the reason is pretty simple: they sell out!

Where are the most affordable over water bungalows?
The short answer is Sandals Saint Vincent, but I wouldn’t say that’s the whole answer. The lowest non-promo rates we see (more on promos in a minute) is at Sandals Saint Vincent. The two-story overwater villas dip to around $3,160 a night in summer. But the catch is that they book up early and quickly. Those rates book WAY in advance, so by the time most of our clients are starting to think about a trip, even if they think they’re planning in advance, the cheapest overwater bungalow rates are often already booked.
The most affordable overwater bungalows that you can more easily find availability for, are at Sandals South Coast in Jamaica, consistently the lowest-priced over the sea room that usually has availability in the August through October window. Though still, a lot of dates sell out.
If affordability is the priority, an August or September stay at Sandals South Coast is where you’ll most likely find the best deals on overwater bungalows at a Sandals, and you’ll need to book in advance. If you able to book in advance, you may be able to get into Sandals Saint Vincent at a low price.

What is the cheapest month to book a Sandals overwater bungalow?
If you have any flexibility on when you travel, this is the single biggest advantage you can get on price. The pattern is the same at all four Sandals resorts which have overwater bungalows: late summer into early fall is the low point, roughly August through October, and winter is the peak, January through March. Depending on the resort, the gap between those windows runs anywhere from about $200 to nearly $700 a night, per couple. At Sandals Saint Vincent, for example, the overwater villas run around $3,160 a night in August versus about $3,835 in March. On a week-long stay, that’s thousands of dollars for the same room.

Sandals Saint Vincent is where flexibility pays off the most, with the widest swing between summer and winter. Sandals Grande St. Lucian is the flattest, running around $4,195 a night in August and only about $4,405 at its winter peak, so if St. Lucia is your pick, book the dates you actually want because the calendar probably won’t move the price much. Sandals South Coast and Sandals Caribbean Cay both bottom out in that late-summer window too.
There’s an obvious reason prices go down in late summer and fall: it’s Atlantic hurricane season, which runs June through November and peaks from August into October. Lower demand is what makes those months cheaper. In reality, a big storm hitting your specific resort during your specific week is very unlikely, and there are ways to protect your trip… having the right travel insurance and knowing Sandals’ own policies and such. The short answer is, if your calendar is flexible, travel in August or September. It’s the lowest price on overwater bungalows at every resort, you’re getting the identical room and the identical service, and the price difference can be pretty big on a long stay. Are Sandals overwater bungalow prices going up?
Yes, and it’s been pretty predictable since COVID. Looking back over the last several years of our clients’ bookings and quotes we’ve sent out, overwater bungalow prices have climbed every single year, at every resort, without a single year-over-year drop. The climb was steepest coming out of 2021, when travel came roaring back after COVID, and it has settled into a steady rise of roughly 2% to 5% a year since. But the direction has never changed. Not once, not at any resort, has the price for a given year come in lower than the year before.
You’re probably thinking Yes, Chris, we’re all very aware that things are getting more expensive. but I have a point in showing this to you… and that is: if you’re deciding between booking now or waiting, well waiting has a pretty certain cost, which is around $450 to $550 more on a typical four-night overwater stay. Additionally, there is almost never an advantage to waiting longer within the current year, it almost never works out, because the overwater bungalow price when it becomes available to book is almost always the rate it holds until it sells or the check-in date passes. In other words, it’s extremely rare for Sandals to lower the price on these rooms as the check-in date gets closer. More on that in the next section.
If you are trying to find the right time to book an overwater bungalow, the answer is right now. It’s very likely that today is the cheapest it will ever be, going forward. The Sandals calendar is bookable through December 2028 right now, that’s more than 2 years out at the time I’m writing this. If you’re seriously considering an overwater bungalow, put your deposit down now. You don’t have to pay for it all up front.

Do Sandals overwater bungalows ever go on sale? Are there any real deals or discounts?
First and foremost, everyone should know that Sandals doesn’t allow discounting outside of their official prices. If you see a price lower than what Sandals.com is showing, you should let them know. That doesn’t mean, however, that they don’t run their own promotions and discounts. Some of these, notably the 7-7-7 deals and the Last Minute Travel Deals are often temporary and do meaningfully lower the price on Sandals rooms. Our travel agents are very familiar with these rates and deals so we can help a client take advantage of them without the client having to watch the site every week for changes.
But do these promotions ever apply to Overwater Bungalows? This is one of the most common questions our clients ask us, and the answer kind of surprised me. You would assume there wouldn’t be any dates we’ve quoted where Sandals over the water bungalow discounts actually existed, not really at least, not in the way you’d hope.
If you’ve spent any time on the Sandals.com website, you’ve seen that there are often 55% off, 60% off, 65% off promotions. Those percentages change frequently but the grand total price doesn’t often move too much, at least for overwater bungalows. It is what it is… but it’s not like a Sandals 7-7-7 deal or Sandals last-minute promotion where prices actually reflect a discount that wasn’t there a week ago.
At times, we’ve watched the same dates on Sandals.com for months for couples who wanted to find a deal on overwater bungalows, and as I showed above, the actual rate on an overwater bungalow rarely changes.
But it turns out…

- How long it lasted: check-in was about six weeks away and the rate was gone almost immediately

Our travel advisors have booked multiple clients into Sandals overwater bungalows in the $2,300-$2,500/nt range within the past 2 years. Well below the usual prices.
Obviously the example above was gone almost immediately, and that’s the whole problem with counting on a deal like this. They’re rare and don’t last for long at all. Over the years, our agents have quoted thousands of overwater bungalow prices across these four resorts, and a true last-minute deal or 7-7-7 overwater bungalow discount showed up on less than 0.5% of our quotes. So while we’ve seen them, and we let our shopping clients know right away… a true Sandals overwater bungalow discount is still incredibly rare. On the most in-demand overwater bungalows and villas during peak season, there’s often no availability left to discount in the first place. My point is, again, if you’re considering an overwater bungalow, I think your best bet is to secure it with a deposit now.

How far in advance do Sandals overwater bungalows sell out?
This is the one that matters most, and it’s the most important answer to the “should I wait?” question in my opinion. These rooms sell out early, and there are very few of them to begin with. A resort might have only a dozen or so overwater bungalows total, and once they’re gone for a given date, they’re generally gone.
Say you’re booking for an off-peak check-in date and you start six to eight months out. At that point, roughly 87% of dates are still available, so you’re probably in good shape. However, the longer you wait, the chances you’ll get the date you want drops, there’s less than 50% chance your date is available if you wait until 1-2 months before check-in. Remember, that’s for off-peak dates, so, April – November essentially. The chart below shows how your options shrink the longer you wait. Another thing to keep in mind is that this chart is for all Sandals OWBs/OWVs that we have data for, so you’d have to be flexible on where you go for these numbers to apply. If you are set on a specific island or resort, you’re going to run into lower availability than my charts show.
How Fast Sandals Overwater Bungalows Sell Out

Now let’s say you’re looking at a peak date. If you want one of the most in-demand winter dates, December through March, you really need to be planning ahead. Even six to eight months prior to check-in, about 25% of those peak dates are already booked, and it drops fast from there. Two to three months out you’re already below a 50% chance that you can get your desired date. And in the final couple of weeks, only about 1 in 10 peak-season dates is still bookable across all Sandals resorts. Wait too long for a winter overwater bungalow and the odds are you won’t find availability that works for you. Again, also remember this is for all Sandals Overwater Bungalows that we have data for, so if you want St. Vincent in particular, for example, you’re even less likely to get the dates you want unless you book well in advance.
Peak-Season Overwater Bungalows Sell Out Even Faster

So back to my overarching point. Waiting to book an over the sea bungalow rarely saves you any money, because prices don’t generally drop as your check-in date gets closer. And waiting very well could cost you the room, because availability shrinks and it happens earlier than a lot of our clients think, especially if they want to travel in peak season or have a specific destination in mind.

Do overwater bungalow prices change based on which day of the week you check in?
For the room itself, no. I checked, and the day of the week you arrive makes no difference to what Sandals charges for an overwater bungalow. A Saturday check-in costs the same as a Tuesday check-in for the same room in the same week. There aren’t really any patterns showing certain days of the week are cheaper than others for check-in. Unlike airfare, there’s no clever “arrive midweek and save” trick here.
Airfare can be a different story. Flight prices can change by day of the week, and by how far ahead our clients book. Tell us your departure city and travel dates and we can help you find the best airfare to pair with your stay.
In Summary: How can you get the best price on your dates on the overwater bungalow you want?
I’m glad I took the time to look at all the data, but honestly it didn’t really change what we tell our clients, it kinda just reinforced it. Overwater bungalow prices pretty much only go up, not down. It’s extremely rare for them to drop as the check-in date gets closer, and overall they increase a little every year. Availability can disappear dramatically as you get closer to check in, and on the most popular dates it’ll happen even earlier. So if an overwater bungalow is something you’re considering, my advice is: lock it in now.
The good news is that locking it in doesn’t mean paying for the whole thing today. You can reserve an overwater bungalow with a $2,500 deposit. From there, you can split the balance up however works for you, a bit each month, quarterly, whatever you like, up until the payment due dates.
